Considerable research has been undertaken and there is a need for persistent supply and demand for logistics centres in Hertfordshire and more widely, the South-East.

Our proposals for the logistics centres on land north east of Elton Way will deliver a significant number of benefits to the local area and Hertfordshire.

Enhancement of the Public Right of Way into Bushey from Patchetts Green to increase connectivity

Remediate a former landfill site

Highway Improvements including improvements to Hartspring roundabout

Increase in landscaping on the site along with the creation of ecological habitats

Electric vehicle charging points

Cycle parking

Improved sustainable transport options including cycling and pedestrian routes

New bus route to service the A41 corridor and to connect Elstree & Borehamwood Station to Watford Junction station

Sustainability

A range of sustainability measures will be brought forward as part of the Outline application. In doing so, the Outline application will look to meet the BREEAM Excellent standard which will ensure that the scheme has a limited impact on the wider environment.

In addition to electric vehicle charging points throughout the site, some other sustainability credentials that will be delivered include:

  • Sustainable and responsibly sourced building materials
  • All-electric water and space heating systems, such as heat pumps
  • A variety of shading methods to assist with cooling
  • Passive opening methods for ventilation
  • Provision of electric vehicle charging points, and cycle facilities
  • Solar Panels

We are also exploring a number of other technologies for incorporation at the Reserved Matters stage.

Access

There will be one main vehicular access point from the A41, which will be a signalized junction into the site. From here, a main through an internal road will be created connecting the development. These proposals have been discussed with Hertfordshire Highways to ensure they meet the appropriate guidance.
