Nolan Brothers Properties Limited is proud to bring forward an Outline application for warehousing and commercial buildings for new employment opportunities, helping to the local need for this use, in addition to a number of other benefits.

Approved application

A planning application was submitted to Hertsmere Borough Council and can be found on their planning portal by using the application reference number: 23/1035/OUTEI.

The application, as originally prepared and submitted, sought outline planning permission for up to 45,000sqm of new development. Many of the technical assessments and associated negotiations were based on this scale of development.

Officers recommended that outline planning permission be granted subject to the overall scale of development being reduced to 30,000sqm. This reduction was based on available evidence regarding the need for such development withing the district, based on the evidence which was available at the time of the decision.

Nolan Brothers Properties Limited is pleased with the council’s decision, however, we believe that there is a significant demand for additional floorspace in this locality. Trends at a national and local level support this, and the Council acknowledges that future updates to its evidence base (currently in draft) are likely to confirm these trends. Therefore, an application will be submitted in due course representing an uplift of 15,000sqm which takes the total floorspace to 45,000sqm.

This is the exact same development as was previously submitted to the Council prior to the reduction in floorspace. This latest application is intended to ensure that the optimum use of the site is secured and that the maximum amount of public benefits (eg job opportunities) are provided.
