The site is located adjacent to the A41 to the south, providing direct access to Bushey, Watford, and London and the M1 to the north, as well as access to the M25 and the A1(M).
With its proximity to London and Watford, the site benefits from a location of less than 20 miles from Heathrow, Luton and Stansted Airports. This presents an exceptional opportunity to deliver development that will help meet the local need for logistical units and buildings along this key transport corridor.
Public right of way
The site currently features a pedestrian Public Right of Way, which runs from Patchetts Green and the M1 to the north, through the middle of the site and towards Bushey across the A41. As part of the proposals, this Public Right of Way will be retained, upgraded and enhanced to allow for better connectivity.
The site is partly brownfield, and the majority of the site has historically been landfilled. The proposal provides an opportunity to remediate the site.
