Following careful consideration of the responses received through the public consultation, as well as discussions with key stakeholders and Hertsmere Borough Council, we hope to work towards the proposed timeline below.

Submission of original application based on maximum of 45,000sqm development parameter

May 2024
Resolution to grant outline planning permission subject to maximum development parameter of 30,000sqm

Summer 2024
Completion of legal agreement and decision notice

Summer 2024
Submission of new application seeking outline planning permission for up to 45,000sqm (not 40k as per current draft)

Winter 2024
Expected determination of new application

Winter 2024
Submission of a reserved matters application which will cover the finer details of the proposals including design

Spring 2025
Expected determination of reserved matters

Commencement of construction work

Completion of development
